MAXIMUM OCCUPANCY Occupancy is capped at 16 people. No unregistered guests overnight. Any violations (unregistered guests or visitors in the home during quiet hours) will result in additional fees per person per night of $100. TRASH Guests are asked to take the trash bin to the cans located on the small deck to the left of the front door for pick up the night before or morning of pickup (pickup on Wednesday mornings) NOISE: Please respect the rights of others to their privacy and serenity. NO loud noise, music or unruly behavior. Tobyhanna Township noise ordinance applies. Residents and neighbors have been instructed to call the police, who may issue a citation to the violator. The member/landlord may also receive a fine in accordance with POA Fine Policy, after due notice. Any noise complaints from our neighbors will result in early termination of your stay. We will dispatch our local security team to escort guests off the premises. In the event our security team is called out due to a noise complaint, guests are liable for any associated costs and expenses. PET POLICY AND FEES This Airbnb welcomes well-behaved dogs. The following pet policy ensures a comfortable stay for all guests: Dog fee: A nightly fee of $35 per dog applies to the reservation. This fee covers the additional cleaning required after furry guests. Approval required: Please provide advance notice if you plan to bring a dog and disclose the number and type of dogs accompanying you. Maximum number of dogs: A maximum of three dogs is permitted per booking. Supervision: Dogs must be supervised at all times. If a dog is left alone in the property, it must be crated to prevent potential damage or excessive barking. Consider local pet-sitting services for longer absences. Housebroken: All dogs must be housebroken. No puppies, please. Noise control: Excessive barking or disruptive behavior will not be tolerated and may result in the immediate termination of the reservation. Waste management: Please pick up after the dog both inside and outside the property. Bags and a designated waste disposal area are provided in the yard for convenience. Furniture policy: To protect furniture and linens, dogs are not permitted on the beds or furniture without protective covers. Please bring your own pet bedding or utilize the extra blankets provided for this purpose. Flea and tick treatment: The dog must be treated for fleas and ticks within 14 days of arrival. Proof of treatment may be requested. Vaccination records: Please ensure the dog's vaccinations are up-to-date. Vaccination records may be requested before the stay. Prohibited areas: For the safety and comfort of all guests, dogs are not permitted on sofas or any bedrooms. Damage policy: Any damage caused by the dog will result in a replacement, repair, and/or deep cleaning fee at fair market value. This may include scratched surfaces, damaged furniture, excessive dog hair, or waste inside or outside the home. SUPERVISION OF CHILDREN: Adult supervision of children on the property at ALL times, in ALL areas indoor and outdoor, especially around hot tub and sauna. Property Disclosures: We have 3 actively recording cameras overlooking the outside of the house and parking lot which record video and audio of live motion movement in the area. There are also smart home decibel monitors in the hallway which actively record noise decibel levels. The decibel monitors do not record audio or video. All camera devices are on the exterior of the property and in no way shape or form point inside the house to protect your privacy. Devices are on 24/7. There are no indoor cameras. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
